New Builds.

  • Acquiring the right piece of land is just the first step in your home-building journey. If you’re still in the process of acquiring land, we have valuable contacts to assist you with local real estate options.

    If you already own land, it’s important to visit the site to observe its unique characteristics—how it sits on the terrain, how sunlight moves across it throughout the day, and which direction it faces.

  • Gathering inspiration for styles and features that suit your family is essential in the design process. Resources such as magazines, Pinterest, and ArchiPro can provide valuable ideas and insights.

    We can connect you with trusted architects and draughtsmen who can turn your vision into designs and working drawings. Alternatively, if you already have an architect in mind, we’re happy to collaborate with them to ensure our entire design and build team is aligned.

    After careful review and refinement your initial concepts, your designer or architect will provide final plans (a site plan, floor plan, and elevations).

  • After finalising the concept and plans, we can provide a detailed estimate for both the house build and site development costs. The project’s timeline and expectations are defined and adjustments made as needed to fit your budget.

    Once the quote is finalised and accepted, we will prepare a Master Build contract for the project, and submit the plans to the council for consent. We manage the consent process to ensure a smooth transition to construction, allowing you to focus on your vision while we handle the complexities of building your dream home

  • Once your Building Consent is approved, we will provide a project timeline, and construction will commence. The duration of the build may vary based on the design and complexity of your project.

    You’ll receive regular updates and have site meetings on the progress of the build. As project managers, we oversee every aspect of the construction process including managing all trades and services. We will also liaise with council inspectors for sign-offs throughout the project and submit the necessary documentation for the Code Compliance Certificate upon completion of your home.

    At the end of the build you will receive a ten-year Master Build Guarantee, which gives you peace of mind and guarantees the quality of our craftsmanship for years to come.

  • Upon completion of the house build, we’ll conduct a final walkthrough to ensure everything meets your expectations. Once you’re satisfied, you can officially move into your new home and begin creating lasting memories in a space designed just for you.

renovations + Extensions.

    Renovations allow you as a homeowner to improve both functionality and aesthetics. Common projects include kitchen remodels, bathroom renovations, room reconfiguration, and outdoor enhancements like decks, patios and landscaping. The entire renovation process is managed for you, from obtaining permits to coordinating subcontractors and ensuring quality craftsmanship throughout.

    Common projects include adding new rooms, sleepouts or home offices, as well as expanding kitchens or creating sunrooms. We handle all aspects of the project, including obtaining necessary permits and coordinating subcontractors.   • Your designer develops drawings and engineering to a level sufficient for a building consent application. After the quote has been reviewed and the contract signed, we submit these detailed plans and specifications to QLDC on your behalf. QLDC will review and issue a consent if everything complies with regulations.

  • Yes, however changes may affect the timeline and cost. It's best to discuss any alterations with us as soon as possible.

  • Yes, we provide a Master Builders Guarantee, which is a warranty for structural defects, workmanship, and materials for a period of 10 years.

  • Yes, it’s advisable to have construction insurance to protect against potential risks, including accidents and damage. We usually include Insurance in our Quoted price.

  • Compliance with the Building Act, local council regulations, and the New Zealand Building Code is essential.
